Located in Frayser, a large divested neighborhood in the city of Memphis, Tennessee. This future land development is located on a commercial corridor-North Watkins St. that connects the Frayser community to surrounding areas in the county. In Frayser, this will be the first of its kind mixed-use established building with the live/work community concept rooted in its design. This site will offer access to residential, commercial, and community spaces all within the immediate area dedicated to creating a unique place that fosters growing businesses, access to jobs, and offers urban luxe apartment units.
Current Site Condition
What is realized: There are many blighted vacant and abandoned lots that exist in urban Black LMI communities.
The picture below is 0.41 acres of a vacant and blighted lot that sits on a high traffic commercial street in Frayser-38127. Until the year 2013, there stood an 862 SF single-family house that occupied the land, and it later became neglected and condemned, then later added to the city of Memphis Anti-Blight list for demolition. Since the demo, it has become an ugly overgrown lot where a house once sat. The lot has a higher elevation than the other properties and a retainer wall that extends the length of the property line. There is access to public transportation in front of the site. This lot sits in between a beauty shop and a church. Adjacent from the property are single-family homes. North and South of the property are filled with many different types of businesses. The lot is zoned OG- office general; this is great existing zoning for developing the live/work building concept.
